One part of Muskegon County is moving fast despite rates above 7%
CNBC reported the average 30-year fixed rate rose to 7.49% the week of October 7, 2026. That is the number buyers in Muskegon County are working with right now. And yet one ZIP code is not slowing down.
These numbers cover the three months ending August 31, 2026. That is the period to keep in mind as you read.
ZIP 49415 is the fastest-moving area in the county
The Real Estate Data Aggregator counted just 1.1 months of supply in ZIP 49415. That is the lowest of any ZIP code tracked here. It is down 0.6 months from the same period a year ago.
The Real Estate Data Aggregator also found that 61.3% of homes there went under contract within two weeks of listing. That share is up 9.3 points from a year ago. For buyers, that means less time to think before a home is gone.
The Real Estate Data Aggregator counted 35 homes sold in ZIP 49415, up 45.8% from a year ago. The median sale price was $378,900, up 9%. Homes sold in a median of just 11 days, which is 12 days shorter than the same period last year.
Pricing still matters, even in the fastest ZIP
The Real Estate Data Aggregator found the average sale in ZIP 49415 closed at 98.8% of list price. That is not far above list, and it is actually down 1.1 points from a year ago. Sellers who price carefully are the ones who land close to their number.
About 31.4% of homes sold above list price in ZIP 49415. That is down 10.3 points from a year ago. Not every home is drawing multiple offers. Prep and price still do the work.
How the other ZIP codes compare
The rest of Muskegon County is also selling, but at a different pace. Here is how the ZIP codes stack up on the two measures that matter most: speed and supply.
ZIP 49445 was close behind on speed. The Real Estate Data Aggregator found 53.6% of homes there went under contract within two weeks, up 8.8 points from a year ago. Median days on market was 10, two days shorter than last year.
ZIP 49441 had 49.7% of homes go under contract within two weeks, up 12.8 points from a year ago. That is the biggest year-over-year gain of any ZIP in this group. The Real Estate Data Aggregator counted 166 homes sold there, the most of any single ZIP.
ZIP 49444 had 40.6% of homes go under contract within two weeks. ZIP 49442 was at 39.2%. Both are moving, just not at the pace of 49415.
The national picture adds context
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Nationally, Realtor.com found price cuts hit 20.8% of listings in September, the highest since October 2022.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Month over month, the agency found prices rose 0.3% in July, seasonally adjusted.
Muskegon County's fastest ZIP is outpacing that national slowdown. But the national pressure on buyers is real, and it shows up in the sale-to-list ratios here too.
- ZIP 49415 had the least supply, the fastest contracts and the highest median price in the county.
- Even there, the average sale closed at 98.8% of list.
- Rates above 7% are real.
- Price and prep still decide the outcome.
